THE GREAT WALL OF CUSTOM MULTI-FAMILY

Custom Multi-Family is a middle-ground, the design of a project for a specific owner occupant: five young friends who each live in their own unit but own the project jointly, who will rent the rest of the project out to tenants. This project requires the design and development of the interior and exterior spaces of sustainable dwelling units and resolution of the aggregation of multiple units and common spaces on a shared site.

Usable open space shall be provided in the amounts listed per unit type. 50% of this allocation must be PRIVATE to the unit; the other 50% is to be allocated as shared COMMON space. Any private open space shall not be less than 8’ in its minimum direction and any shared common space shall not be less than 12’ in its minimum dimension. No parcel of open space will be counted if it is smaller than 80sf. Pedestrian paths may be counted as part of shared common space so long as the minimum dimension of such space is increased to 18’. The scale of the development must be kept low enough so that secondary exits from dwelling units are not required.
